Samantha is one of our specialist experts with over 10 years experience in Leasehold Enfranchisement and Commercial Property.

Sam acts for both landlord and tenants in the following matters:

Sam has a good working relationship with surveyors, both Hampshire based and further afield and believes that it is important for the client that both the lawyer and the surveyor to work seamlessly together.

Sam’s approach is to be pragmatic. She appreciates that this is the first time that many of her clients have been involved in this process and so it is quite daunting, and often the cause of much frustration!  Whilst it is absolutely essential to understand the very technical procedural provisions, it is often the case that early negotiation and agreement is in the best interests of the client; meaning that the matter is completed without delay and with minimal financial outlay. Sam will explain the processes and the options involved to allow the client to make an informed decision in relation to their matter and keeps them updated throughout the matter.

Despite an initial conciliatory approach, Sam’s understanding of the provisions, and general experience with particular Landlords, is invaluable if the other party takes a combative position as she can guide her clients through the process, taking the matter to First-Tier Tribunal or County Court if necessary. There are draconian (not to mention expensive) sanctions of failing to follow the strict legislative provisions to the letter and Sam’s knowledge will ensure that her clients never fall foul of these.
